Romanoff Equities hired GKV to design a new commercial building on the corner of West 13th St and Washington St.  The existing 2-story meatpacking warehouse was demolished to make way for the new building.  One third of the site is covered by the newly renovated High Line Park, limiting the square footage of the floorplate above the ground level.  Because of this hardship, GKV sought additional FAR from the Board of Standards and Appeals.  The site's as-of-right FAR was 5.0 but after arguing the hardship case, the BSA approved an increase to a 6.17 FAR.  The 10 story design has a simple but elegant glass curtain wall, with a floor plate skewed to match the angle of the High Line.  Assisted by James Carpenter Design Associates, the unique glass curtain wall was designed to allow for interesting vistas of the building, activating the otherwise masonry-dominated streetscape.
